How much property do I need to buy to get a Golden Visa?
AED 2,000,000 minimum in completed (ready) property, fully paid. Alternatively, AED 1,000,000+ in mortgaged property with at least 60% loan-to-value paid off. The property must be in a freehold area and registered in your name at the Dubai Land Department. Joint ownership is allowed if your share meets the threshold.
How much cash do I need for the first month in Dubai?
A family of four typically needs AED 30,000–60,000 to cover: hotel (1–2 weeks while finding a flat), first rental cheque (often 2–4 cheques upfront), Ejari registration, DEWA deposit and connection, real-estate agent fee (5%), and basic furniture. Singles can manage on AED 15,000–25,000 if staying in a serviced apartment.
How much can my landlord legally increase my rent by?
RERA's Rental Increase Calculator determines the maximum increase based on the gap between your current rent and the area market average. If your rent is within 10% of market, no increase is allowed. Increases are capped at 5%, 10%, 15%, or 20% depending on how far below market you are. Use the DLD's RERA calculator to check your exact figure.
Is end-of-service gratuity mandatory in Dubai?
Yes — under Article 51 of UAE Labour Law, employees completing 1+ years receive 21 basic salary days per year for the first 5 years and 30 days per year thereafter, capped at 2 years' total basic salary. It is calculated on basic salary only, not total package. Resignation with full entitlement applies after 5 years; partial scales apply for 1–5 years.
Can I drink alcohol in Dubai?
Yes — at licensed hotels, restaurants, bars, clubs, and private residences. Drinking in public spaces, parks, beaches, or on the street is illegal. Residents need a personal alcohol licence (free, via Dubai Police or MMI app) to purchase from off-licence shops. Tourists can get a free visitor licence via the MMI app. Being drunk in public is a criminal offence.
What is the Dubai Land Department (DLD) fee when buying property?
4% of the purchase price, payable to Dubai Land Department at the time of title deed transfer. This is separate from agent commission (typically 2%), mortgage arrangement fee, and conveyancing fees. On a AED 2M property expect total transaction costs of AED 120,000–160,000. DLD fees cannot be negotiated or avoided.
Is health insurance mandatory in Dubai?
Yes — mandatory for all Dubai residents under Federal Decree-Law 12 of 2023. Employers must provide at minimum DHA Essential Benefits Plan coverage. Self-sponsored visa holders and their dependants must arrange private insurance. Without valid insurance your visa renewal will be blocked. Plans start at AED 600–1,200/year for basic Essential cover.
When is the best time to visit Dubai?
November to March offers ideal weather: 18–28°C with low humidity and blue skies. December and January are peak season with Dubai Shopping Festival and NYE events — book 6–12 months ahead. April and October are shoulder season with good deals. June to September reaches 42–48°C with high humidity; outdoors is unpleasant but indoor attractions and hotels discount 30–50%.
