The percentage that applies to you is a step function, not a sliding scale: RERA sorts your rent into bands measured against the area average, and each band has its own ceiling — 5%, 10%, 15% or 20% — rather than a formula that rises smoothly with the gap. Landlords sometimes quote a round number that doesn’t correspond to any of the four bands, which is worth checking against the calculator itself rather than against the letter you were sent.
The 10% threshold is a floor, not a target: any rent already within 10% of the market average gets no increase at all, regardless of how the landlord phrases the request. Because the underlying market average moves, the same address can shift between bands from one renewal to the next, so a percentage that was correct last year is not evidence for this year — always rerun the calculator against your current renewal date.
