Most Dubai apartments come unfurnished with only built-in wardrobes and kitchen cabinets. Budget AED 15,000–30,000 to furnish a 1-bedroom apartment comfortably. Second-hand through Dubizzle can cut this by 50%.

Dubai has furniture options across every price point. Here's how to approach furnishing based on your budget:

Budget Setup

AED 10,000–20,000

IKEA

Dubai Festival City and Jebel Ali locations. Delivery AED 99–199. Assembly service available. Best for basics done well.

Dragon Mart

International City. 40–60% cheaper than malls. Sofas, beds, lighting, rugs, kitchenware. Quality varies — inspect before buying. Cash preferred.

Strategy: Dragon Mart + Dubizzle combination can fully furnish a studio for AED 8,000–12,000. Allow a full day for Dragon Mart — it's enormous.

Pan Emirates

UAE homegrown chain with good mid-range furniture. Free delivery on AED 1,000+. Reliable quality and decent after-sales service.

Home Centre

Good for electronics, kitchenware, and home accessories. Frequent sales (especially during DSF and DSS). Part of the Landmark Group.

Homes R Us

Broad range from budget to mid-market. Large stores with good selection of sofas, dining sets, and bedroom furniture.

Strategy: Mix sources: IKEA for functional basics (kitchen, storage), Pan Emirates for living room statement pieces, Home Centre for kitchenware.

Crate & Barrel / West Elm

American brands with Dubai Mall and mall presences. Well-made, classic designs. Delivery and white-glove installation included.

Pottery Barn / Restoration Hardware

Premium Americana aesthetic. Custom order available. Long lead times (4–8 weeks for some items). Worth it for bedroom and living room anchors.

Marina Home / The One

UAE-based premium lifestyle brands. Good for eclectic, bohemian, or contemporary styles. Frequent promotions in DSF.

Strategy: Custom carpentry is excellent value in Dubai. Local carpenters in Satwa and Deira can build bespoke wardrobes, TV units, and storage at 40–60% of brand store prices.

Dragon Mart is in International City — about 25 minutes from Dubai Marina or Downtown. Go on a weekday morning to avoid weekend crowds. Bring a large SUV or book a delivery truck — you'll buy more than you planned.

Home Essentials Checklist

These are the items you'll need from day one. Prioritized by how urgently you'll need them:

  • Bed frame + mattress (Sealy, Serta, or Sleep Country — don't compromise on sleep quality)
  • Blackout curtains (essential — Dubai's sunrise is 5:30am in summer and apartments often face direct sun)

DEWA Connection — Electricity & Water

DEWA (Dubai Electricity and Water Authority) is the monopoly utility provider. You must set up your DEWA account before moving in — your landlord cannot transfer the existing connection to your name.

Bills spike dramatically in summer due to 24/7 AC usage. Budget for summer peaks when calculating affordability. DEWA sends bills monthly via email and app notification.

Internet Setup — du vs Etisalat

The UAE has only two licensed ISPs: du and Etisalat (now branded eand). Both offer fiber broadband. Your building may already be wired for one or both — check with your building manager first.

du (Emirates Integrated Telecom)

You need Ejari (registered tenancy contract) before either provider will install internet. Get your Ejari number from your landlord or DLD — it's also required for DEWA, banking, and school enrollments.

District Cooling — Critical Warning

This can add AED 500–2,000/month to your housing costs

Many premium areas of Dubai use a centralized district cooling system operated by Empower (and a few other providers). Instead of individual AC units connected to DEWA electricity, your cooling comes via chilled water pipes from a central plant. The bill is completely separate from DEWA and can be enormous — especially in summer.

Unlike DEWA, district cooling bills do not decrease much in winter — you're paying a connection/capacity charge regardless of usage. For a 1-bedroom in Marina or JLT, expect AED 600–1,200/month. For a 2-bedroom in Downtown: AED 900–2,000/month.

Always ask before signing a lease:

  • Does this building use district cooling?
  • Who is the cooling provider?
  • What was the previous tenant's average monthly bill?
  • Is the cooling bill included in rent or separate?

Not all buildings in these areas use district cooling — some older buildings have their own chillers. Individual villa communities (Arabian Ranches, Springs, Meadows) use standard DEWA-powered AC.

Pro Tips for New Residents

Measure Before You Buy

Dubai apartment layouts are unusual — awkward angles, narrow corridors, small elevators. Measure every space and your elevator before purchasing large furniture.

Curtain Installation

Curtain shops in Satwa, Dragon Mart, and Al Quoz include measurement and installation in the price. Buy, measure, and install for AED 300–800 for an apartment.

Assembly Services

For IKEA assembly or general handyman work: Justlife and Mr Fixer are app-based services. Hourly rates AED 60–100. Faster than waiting for IKEA's own assembly service.

Water Delivery Setup

Tap water is safe but tastes of desalination. Set up a water dispenser (Oasis brand) and a regular delivery of 5-gallon bottles. Cost: AED 6–10 per bottle, delivered to your door.

AC Maintenance

AC filters must be cleaned monthly in summer. Dirty filters reduce efficiency and spike your DEWA bill. Request a filter cleaning from your building maintenance team — often included in service charges.

Building Maintenance

Most Dubai apartments come with building maintenance teams (covered by service charge). Use them for: leaking taps, AC issues, intercom faults. Their number is usually on the building notice board.

Most Dubai landlords require post-dated cheques for rent at the start of the tenancy. This means you'll need to have your bank account set up with sufficient funds before you can even sign a lease. Bank account setup is the first financial priority when you arrive.
