The 90-day requirement counts backwards from your contract’s end date, not from whenever you decide to move, so working it out late is what actually causes people to owe rent for a notice period they never gave properly. Because the notice has to be registered mail or a notarised letter, sending it in good time still doesn’t count if the format is wrong — a WhatsApp message sent 90 days out is exactly as invalid as one sent the week before.
If no valid notice goes in, the default outcome under Dubai Tenancy Law is that the tenancy simply continues rather than lapsing, which is why “the landlord knew I was planning to leave” carries no legal weight without the registered or notarised paperwork behind it. Keep proof of delivery — a courier receipt or notarisation stamp — rather than just proof that you wrote and sent something, since a landlord disputing receipt is the disagreement that actually gets litigated.
