Subletting and short-term letting are two separate failure modes, not one: subletting without consent is itself a ground for eviction under the tenancy contract, while running an unlicensed Airbnb adds a separate DTCM enforcement risk on top, with fines that can reach the AED 100,000 mark for operating without the holiday-home licence. Landlord consent is a precondition for both, not a formality that follows once you are already listed.
Getting the DTCM licence does not route around the landlord consent requirement — a licensed operator letting a unit without the landlord’s written sign-off is still in breach of the tenancy contract, just for a different reason than an unlicensed one. Community rules can be stricter still, prohibiting short-term letting outright even where both the DTCM licence and the landlord’s consent are in place, so check the building’s own rules before listing anywhere.
