The Red Line covers most of what people mean by central Dubai — Business Bay, Downtown, Sheikh Zayed Road, Mall of Emirates, Marina, JLT and the Internet City/Media City cluster all sit on it, which is why so many listings lean on metro proximity as a selling point. The Green Line's Deira, Abu Hail, Al Qiyadah and Union stops serve an older, different part of the city and rarely overlap with where newer arrivals are looking.
JBR and JVC being served by tram and feeder buses rather than a direct station matters more in summer than the map distance suggests, since a walk that is easy in cooler months becomes a reason to book a taxi instead in the heat. If a villa community like Arabian Ranches is on your list, plan around not having metro access at all rather than assuming a feeder bus will eventually reach it.
