The UAE Golden Visa is a long-term residency programme launched in 2019 and significantly expanded in 2022. It grants 10-year renewable residence to investors, skilled professionals, entrepreneurs, and outstanding students — with no requirement for an employer sponsor. You can self-sponsor your own visa, sponsor your entire family, and remain outside the UAE for extended periods without losing your residency status.

Since the 2022 expansion, the programme has become far more accessible: the minimum real estate investment dropped from AED 5 million to AED 2 million, the salary threshold was introduced as a route, and the student category was added. The result has been explosive uptake — over 200,000 Golden Visas have been issued, making it the most popular long-term residency programme of its kind globally.

Why the Golden Visa Changed Everything

The Golden Visa has been the single most popular residency programme in the world since 2023. Over 200,000 Golden Visas have been issued. Before 2019, all UAE residents depended entirely on employer sponsorship — losing your job meant losing your visa. The Golden Visa ended that dependency for hundreds of thousands of people, making Dubai a genuinely long-term home rather than just a work posting.

The 8 Eligibility Routes

You only need to qualify under ONE route. Review all eight — you may qualify for more than one, which gives you flexibility in which documents to prepare.

Route 1: Real Estate Investment

AED 2,000,000+
  • Property (or combined properties) must have a total value of AED 2 million or more
  • Off-plan properties are eligible — the purchase price must be AED 2M+ at time of application
  • Mortgaged properties qualify if the equity held (not just current paid-down value) meets the threshold — check with your bank and ICP
  • Multiple properties can be combined to reach the AED 2M threshold
  • Property must be owned in your name (not company-owned) to be used for this route
  • Properties in all UAE emirates count — it does not have to be Dubai

Key Documents

Title deed(s), property valuation certificate from DLD-approved valuator, mortgage statement (if applicable)

Typical Processing

3–6 weeks

Route 2: Public Investment

AED 2,000,000+
  • Deposit AED 2 million or more into a UAE investment fund approved by the Ministry of Economy
  • Alternatively, establish a company with AED 2M+ paid-up capital
  • Or partner with an existing UAE company contributing AED 2M+ in equity
  • The investment must be maintained for the duration of the visa
  • Documentation from the fund manager or business registration is required

4–8 weeks

Route 3: Entrepreneurs

Annual turnover AED 1M+
  • Must own or co-found a business with annual turnover exceeding AED 1 million per year
  • OR have a startup approved by an accredited incubator in the UAE (e.g., Hub71, Dubai Silicon Oasis, AstroLabs)
  • Startups can apply even without reaching AED 1M turnover if they have incubator endorsement
  • Co-founders each qualify independently if they hold a significant stake
  • Business must be registered and active in the UAE
  • Serial entrepreneurs with a previous successful exit may qualify — consult ICP directly

Authority endorsement, evidence of humanitarian work and impact, letters of support

Typical Processing

8–14 weeks

Step-by-Step Application Process

The application process takes 3–8 weeks from start to finish, depending on your route and how quickly documents are ready. Total cost per person is approximately AED 3,000–4,500. Here are the 7 key steps:

1

Gather and Attest Documents

AED 0–500 (attestation fees vary)

Collect all required documents: valid passport (at least 6 months validity), recent passport photos, proof of your eligibility (e.g., title deed, salary certificate, degree), NOC from employer if currently employed on a work visa. Foreign documents must be attested by your home country's foreign ministry and then by the UAE embassy there.

2

Submit Application via ICP or GDRFA

AED 0 (application submission is free)

Apply through the ICP (Federal Authority for Identity & Citizenship) website at icp.gov.ae or through the GDRFA (General Directorate of Residency and Foreigners Affairs) for Dubai residents. The ICP app is available on iOS and Android. You can also use approved typing centers if you need assistance.

3

Medical Fitness Test

AED 300–500

Book and complete a medical fitness test at a DHA (Dubai Health Authority) or HAAD-approved clinic. Tests screen for tuberculosis, HIV, hepatitis, and other communicable diseases. Results are linked electronically to your application — no physical certificate needed in most cases. Appointment available online.

4

Emirates ID Application

AED 370 (3-year), AED 570 (5-year), AED 770 (10-year)

After medical clearance, apply for Emirates ID at an ICA service center. Biometric data (fingerprints and iris scan) are taken. Allow 5–10 working days for the card to be produced and delivered. The Emirates ID fee is paid with your visa fees.

5

Visa Stamping

AED 1,150 (approx.)

The 10-year Golden Visa residence stamp is added to your passport. This can be done at AMER service centers in Dubai, Tas'heel centers, or approved typing centers. The visa is renewable before expiry — it does not automatically expire if you spend time outside the UAE.

6

Emirates ID Collection

AED 0 (included in step 4 fees)

Collect your Emirates ID card from the designated collection point or receive it by post. The card is valid for the same duration as your visa (10 years). The Emirates ID is used for all government services, banking, and most official transactions in the UAE.

7

Sponsor Family Members

AED 3,000–4,500 per family member

Once your Golden Visa is active, you can sponsor your spouse, children (of any age, including adult children), and parents. Each family member follows a similar medical + Emirates ID + visa stamping process. There is no income threshold to sponsor family under the Golden Visa — your status is sufficient.

Total Cost Summary (per person)

Medical test: AED 300–500
Emirates ID: AED 370–770
Visa stamp: AED 1,150
Typing/misc: AED 200–500

Total: approximately AED 3,000–4,500 per person

Required Documents Checklist

The following documents are required for almost all Golden Visa routes. Route-specific documents (e.g., title deed, degree certificate) are detailed in each eligibility route above.

Valid passport — minimum 6 months validity at the time of application

2x recent passport-size photographs (white background, biometric standard)

Medical fitness certificate from DHA or HAAD approved clinic

Proof of eligibility (e.g., title deed for real estate, salary certificate for employees)

Attested educational degree (for student and salary routes — attested in country of origin and by UAE embassy)

NOC (No Objection Certificate) from your current employer if you are on a work visa

Current UAE residence visa copy (if already a UAE resident)

Emirates ID copy (if currently a UAE resident)

Proof of current address (tenancy contract or utility bill)

Bank statement showing AED 2M+ funds (for investment routes)

Document Attestation Is Non-Negotiable

Foreign documents (degrees, marriage certificates, birth certificates) must be attested — first by your home country foreign ministry, then by the UAE embassy there. This process typically takes 2–4 weeks and costs AED 200–500 per document. Do not start your visa application until attestation is complete.

Benefits of the Golden Visa

10-Year Renewable Residency

The visa lasts 10 years and can be renewed indefinitely — there is no limit on renewals as long as the qualifying criteria are still met.

No Employer Sponsor Required

You self-sponsor your own residency. You can change jobs, start a company, or take a career break without needing to transfer your visa.

Sponsor Family Members

Sponsor your spouse, children of any age (including adult children who would normally age off a standard visa at 18), and parents. No income threshold needed.

Unlimited Stays Outside UAE

Standard UAE visas are cancelled if you stay outside the UAE for 6 consecutive months. The Golden Visa has no such restriction — you can live abroad for years and return without losing your status.

100% Business Ownership

Golden Visa holders can set up mainland businesses with 100% ownership, which aligns with the broader UAE business ownership reforms.

Sponsor Domestic Workers

Golden Visa holders can sponsor domestic helpers (maids, drivers, nannies) independently, without needing additional income proof.

Banking and Credit Access

Long-term residency makes it significantly easier to open bank accounts, obtain credit cards, and access mortgage financing.

Access to UAE Pension Schemes

Some categories of Golden Visa holders gain access to voluntary UAE pension and savings schemes not available to standard visa holders.

Common Mistakes to Avoid

Not attesting documents

Foreign documents (degrees, marriage certificates, birth certificates) must be legally attested — first by your home country's Ministry of Foreign Affairs, then by the UAE embassy there. Unattested documents will cause rejection. Allow 2–4 weeks for attestation.

Property value falling just under AED 2M

The AED 2M threshold applies at the time of application. If your property has declined in value since purchase, it may no longer qualify. Get a current valuation certificate from a DLD-approved valuator before applying.

Applying before completing the medical test

The medical fitness test must be completed before visa stamping — not after. Some applicants confuse the order. If you fail the medical test, the visa cannot be issued.

Employer NOC not obtained

If you are currently on a work visa sponsored by an employer, most authorities require a NOC (No Objection Certificate) confirming your employer has no objection to you getting the Golden Visa. Without this, the visa transfer cannot proceed.

Applying with an expired or soon-expiring passport

The Golden Visa validity cannot exceed your passport validity. Apply with a passport that has at least 6 months validity — ideally newly renewed so you get a full 10 years.

Combining properties that are partly mortgaged without checking

If combining multiple mortgaged properties, the equity (not just purchase price) matters. Banks and ICP may require proof that net equity reaches AED 2M. Confirm with ICP or a specialist consultant before applying.

Sponsoring Your Family

One of the most valued features of the Golden Visa is the ability to sponsor an unlimited number of family members — and with far fewer restrictions than standard family visas.

Spouse

Can be sponsored regardless of their age, nationality, or employment status. Marriage certificate (attested) required.

Children

Children of any age — including adult children over 18 who would normally age off a standard visa. No limit on number of children.

Parents

Both parents can be sponsored. This is not possible under standard work visas. Ideal for families who want elderly parents nearby.

Each family member follows the same medical test + Emirates ID + visa stamping process. Cost: approximately AED 3,000–4,500 per person. There is no minimum salary requirement to sponsor family on a Golden Visa — your status itself is sufficient.

Frequently Asked Questions

Can I work in the UAE on a Golden Visa?

Yes — you can work for any UAE employer, start your own business, or be self-employed. The Golden Visa does not restrict your work activities. You don't need a separate work permit.

Can I combine multiple properties to reach the AED 2M threshold?

Yes. You can combine the values of two or more UAE properties. All properties must be in your name. If any are mortgaged, the DLD or ICP may assess net equity rather than total purchase price.

What if my property value drops below AED 2M after I get the visa?

Your current 10-year visa remains valid even if the property value drops. The threshold only applies at the time of application or renewal. At renewal (10 years later), you would need to re-meet the criteria.

How long does the application take?

Typically 3–8 weeks from submitting the application to receiving the visa stamp, depending on the route and document readiness. The property route is usually faster (3–5 weeks); the talent and humanitarian routes can take 8–14 weeks.

Can I lose my Golden Visa?

Yes, in limited circumstances: if you provide fraudulent information, commit serious criminal offences, or (for investment/property routes) divest the qualifying asset. Standard absence from the UAE does not cancel the visa.

Can children over 18 be sponsored on my Golden Visa?

Yes — this is one of the key advantages. Unlike standard family visas (which cannot sponsor adult children over 18), the Golden Visa lets you sponsor children of any age. There is no upper age limit.

Can I get a Golden Visa if I'm not currently in the UAE?

Yes — for some routes (e.g., real estate, investment), you can apply from abroad. However, you will need to enter the UAE to complete the medical test, Emirates ID biometrics, and visa stamping. Many applicants coordinate the process during a single UAE visit.

Is there a cost to renew the Golden Visa after 10 years?

Yes — renewal fees are similar to the initial application (approx. AED 2,000–4,500 per person) and you will need to re-meet the qualifying criteria at the time of renewal.

Should You Use a Consultant?

For straightforward routes (real estate, high salary), you can apply yourself via icp.gov.ae — the process is designed to be self-service. For more complex routes (specialized talent, entrepreneur, creative), a licensed immigration consultant can significantly speed up the endorsement process and reduce the risk of rejection. Expect consultant fees of AED 2,000–5,000 on top of government fees.
